We utilize a three-tiered approach and proprietary database to assure that each property obtains maximum exposure. Our national tenant relationships allow your property to get access to all the major national tenants across all use types. In addition, we maintain an extensive roster of successful New York based businesses with multiple existing locations looking to expand in the outer boroughs. The database includes retailers, office, medical, schools, and government agencies all in expansion mode. We also have a network of relationships with successful local business owners seeking to grow as well as entrepreneurs offering new boutique concepts.
It is difficult for landlords to find a single firm with both expertise across use types and dedicated solely to their needs. Most of New York-centric brokerage firms specialize in one product type and focus their business on tenant representation, while the large national firms operate on a scale that limits the level of local market intelligence.
Vass Stevens can deliver results across use types because we concentrate solely on the Outer Boroughs. We have purposely decided not to pursue tenant representation assignments, so that we can truly focus on serving the Outer Borough landlord community. We are not tied to or conflicted by representing major national tenants, but have the benefit of direct access to those national tenants as well as their selected brokers through our extensive relationships with them. We make sure that both the tenant and their broker see your property to assure that it receives the attention it deserves. The result is maximum exposure, true landlord representation, and quality leasing services under one roof.
The Vass Stevens Sales Group builds close relationships with our clients to understand their needs and to maximize the value of their property to ensure the highest level of results. Our local knowledge and hands-on approach to analyzing the property, market and competition provides our clients with the insight to make the right decision. With our strong network and database of potential buyers, we skillfully execute property sales across Commercial, Residential, Mixed-Use, and Ground Up Development properties.
Our Sales Group benefits from market intelligence gathered from our Leasing services, providing the insight on the market rent potential of the property and its impact on the sales value. We are able to provide prospective buyers with real time market comparables which provide the support for the valuations offered in the sale process.
Our management has been focused on mixed use sales in the Outer Boroughs for over 15 years and has closed over $300 million in transactions with both large-scale national firms and local buyers. We are experienced in all building types throughout the Outer Boroughs. In addition, we have in-depth knowledge of the 1031 exchange process to help sellers structure tax efficient transactions, and are well versed in the rent stabilization rules that govern New York City
The Vass Stevens Investment Group owns multiple properties in the Outer Boroughs on behalf of individuals, family offices, and investment groups. Our ongoing leasing, sales, and consulting assignments provide market intelligence and leads on local acquisition opportunities that large institutional buyers may miss or ignore.
Our management team has extensive experience in partnering with investment firms and pension funds and providing them with sourcing, management, leasing and sale of property investments. We combine this institutional experience with boots-on-the-ground market intelligence and a creative spirit to find value-add opportunities in our core markets. Gia Sheikh is a Brooklyn native with a passion for its commercial real estate scene. Gia has handled commercial leases for high profile office and retail properties throughout New York City for over 8 years . This group of tenants includes names such as Chipotle, NSLIJ hospital, Clear Channel, Le Pain Quotidien, HBO, Steve Madden, Rotech Healthcare, Nixon Peabody, Weil Gotshal and Manges, and We Work.
Gia's real estate career began with Excel Realty Trust where she learned deal structuring and built a strong understanding of commercial real estate. She subsequently moved to Newmark Grubb Knight Frank, where Gia gained major insight to various national retailer and office users as she managed several high profile client portfolios. Prior to joining the Vass Stevens Group, Gia held a position at Lefrak, handling retail and office leasing assignments, while working side by side with many of the major tenant rep brokerages. One property that especially helped shape her career was 40 West 57th Street, where she worked with office tenants such as VF Corporation, Elliot Management Corporation, Givaudan fragrances, Northern Trust and Tocqueville Asset Management, as well as major retail tenants Nobu, Benihana and Zchemists. Gia is detail oriented, well informed, and a highly driven member of the team, with an affinity for retail. Her clients commend her on providing high levels of focus, creativity, and top notch service.

Richard Keledjian has over fifteen years of experience of selling and renting properties in Manhattan and its surrounding boroughs. He has many satisfied clients due to his extensive knowledge of pricing, renting and renovating units. Richard's knowledge is a result of a multitude of interactions with landlords, buyers and sellers. Richard’s in depth knowledge of the real estate market has been built over many years while working for Cenury21 TirBoro, Citi Habitats, and Charles Rutenberg. His educational background is in management from New York University –NYU

Roberto Guilbet joined the
Vass Stevens Group in December of 2017. Roberto has over 23 years of Commercial & Residential real estate experience within Upper Manhattan and the Bronx. Prior to joining the Vass Stevens Group he founded and managed the Inwood Property Group for 16 years where he successfully leased over 250,000 square feet of retail, office, and medical space for a variety of clients including Bronstein Properties, Stellar Management, Madison Realty Capital and Prana Investments, while also leasing and selling a large volume of multifamily residential properties in his target markets. As a result, Roberto is a diverse professional resource familiar with the complexities of structuring and closing leasing and sales transactions.
Roberto was born and raised in the Inwood section of Manhattan and is fluent in English and Spanish. Through the years he has taken part as a positive changing agent to the neighborhoods of Inwood, Washington Heights, Harlem, Manhattan’s Upper West side as well as the Bronx. Roberto is an experienced, and highly focused real estate professional, with a positive attitude and passion for the industry. He is creative and will focus until the mission is complete. Roberto understands that trust and integrity are of utmost importance and builds longstanding relationships with his clients and peers.

Jimmy Bang, South Korean born and raised in Staten Island, joined the Vass-Stevens team in April of 2018. Jimmy has 10 years of experience in leasing and sales of commercial, mixed used and residential properties. He has vast experience dealing with high profile foreign clientele include Samsung, Han Hwa (Korean-Chemical), LG (Life’s Good) and continues to provide service for international expansion and operations for these companies. With intuitive knowledge of volatile market trends, Jimmy has worked closely with landlords from the outer boroughs assisting in capital access, market analysis, marketing and ultimately leasing and sales of their properties. Jimmy has calm yet confident demeanor and his ability to listen and execute accordingly is highly acclaimed among clients.
Jimmy studied pre-medicine SUNY Binghamton and was pursuing career in Dentistry at New York University. Jimmy’s background in medical studies and dealing with various medical professions gives him leverage to genuinely understand the needs of hospital and medical offices. Jimmy is highly driven, focus and passionate agent who understands the importance of providing excellent service, integrity and long term commitment to building mutual business relationships.

Stephen Lysohir cofounded the Vass Stevens Group and is President of the retail and office division of the company. He brings a depth of experience and contacts to investing, purchasing, selling, and leasing retail, office, and medical office within Metro New York. Stephen has an extensive network and has purchased, leased, and joint ventured with top notch brands such as GE Capital, Lasalle Investment Management, New York Hospital, Dollar Tree (Deals), Angelo Gordon, RD Management as well as many small and mid sized local owners. Prior to founding The Vass Stevens Group, Stephen was the Director of Northeast Acquisitions and Asset Management at Kimco Realty Corporation. Within this role he closed, leased, developed, joint ventured and managed over $5 Billion in M&A and individual real estate transactions nationwide. Some notable portfolio and M&A deals included Mid Atlantic Realty Trust ($700M), Pan Pacific Realty Trust ($4B), and the purchase of a portfolio in Puerto Rico from RD Management ($500M). Stephen also handled the purchase, strategic positioning, and joint venture of many local transactions including The Birchwood Commercial Portfolio in Queens and Long Island ($100M), and The Little Neck Shopping Center Portfolio ($20M). During the last 5 years at Kimco Stephen also worked side by side with the founder (Milton Cooper) on special projects including an initiative to increase Kimco's exposure to Metro New York urban retail investments. Some of the deals listed above were a result of this initiative.
Prior to working with Kimco Stephen was in the transaction group at Ernst and Young Kenneth Leventhal (Real Estate) where he transactional and M&A services for investment banks and major real estate owners throughout the Unites States. Stephen worked within a mid size family owned construction company located in Long Island City (Queens).

Peter Vassiliou cofounded the Vass Stevens Group and is President of the residential mixed use division of the company. Peter has an in depth understanding of residential and mixed use properties within the Metro New York trade area. This includes a strong sub specialty within the multifamily rent regulated industry. Peter also has a strong background capital raising, sales, and construction and renovation management. He has completed transactions with various well known institutional and high net worth families within New York City.
Prior to founding The Vass Stevens Group Peter founded The Vassiliou Group focused on residential mixed use investments and sales within New York City. For over two years Peter transacted and invested with New York City high profile institutions, high net worth families, and individuals for over $100M in volume. Prior to this Peter worked with Tishman Speyer Properties as part of the Acquisition group. He focused primarily on acquisitions and raising capital within the global markets. During this role he purchased properties, raised capital, and executed asset strategies for over $250M of mixed use properties across the United States.
Prior to working with Tishman Speyer Peter was in the audit group at Ernst and Young Kenneth Leventhal (Real Estate) where he obtained his CPA license and handled audits for major real estate owners throughout the Unites States.
Michael V. Pappagallo
Michael V. Pappagallo joined the Vass Stevens Group as an Advisor in August 2017. Mike is a seasoned executive in the real estate industry, with over 35 years of experience in financial and operations management. Most recently, Mike was President & Chief Financial Officer of Brixmor Property Group directing the successful 2013 IPO of this market leading grocery-anchored shopping center company. Mike played an integral role in the development and execution of the Brixmor business and capital markets strategy and was responsible for Finance, Portfolio Management, National Property Operations, Information Technology and Investor Relations.
Prior to joining Brixmor, Mike spent 16 years at Kimco Realty Corporation, one of the country’s largest owners of open air shopping centers. He served as both Chief Financial Officer and Chief Operating Officer during his tenure, which saw the company grow to a portfolio of over 900 properties, including international expansion and acquisitions of public real estate companies.
Prior to Kimco, he was the Chief Financial Officer of GE Capital’s Commercial Real Estate business, and held various other financial and business development positions for its lending and leasing businesses during his seven years at GE.
His background also includes nine years at the accounting firm of KPMG, where he served as Senior Manager in the Firm’s audit practice, with engagement in a variety of industries ranging from financial services to manufacturing. He also served on the Board of Directors of Signature Bank from 2013-2016.
